Western Alliance Bancorporation, incorporated on May 29, 2014, is a bank holding company. The Company provides a range of deposit, lending, treasury management, international banking and online banking products and services through its banking subsidiary, Western Alliance Bank (WAB or the Bank). The Company's regional segments include Arizona, Nevada, Southern California and Northern California, which provide banking and related services to their respective markets. The operations from the regional segments correspond to the banking divisions, which include Alliance Bank of Arizona (ABA) in Arizona, Bank of Nevada (BON) and First Independent Bank (FIB) in Nevada, Torrey Pines Bank (TPB) in Southern California, and Bridge Bank in Northern California. The Company's National Business Lines (NBL) segments include HOA Services, Hotel Franchise Finance (HFF), Public & Nonprofit Finance, Technology & Innovation, Other NBLs, which provide specialized banking services to niche markets. The Company also serves business customers through a platform of financial services, including Alliance Association Bank (AAB), Corporate Finance, Equity Fund Resources, Life Sciences Group, Mortgage Warehouse Lending, Public Finance, Renewable Energy Group, Resort Finance and Technology Finance. In addition, the Company has a non-bank subsidiary, Las Vegas Sunset Properties (LVSP), which holds and manages certain non-performing loans and other real estate owned (OREO).

Lending Activities

The Company, through the Bank and its banking divisions and operating subsidiaries, provides a range of financial services to customers, including commercial real estate (CRE) loans, construction and land development loans, commercial loans and consumer loans. Its commercial and industrial loans include working capital lines of credit, inventory and accounts receivable lines, mortgage warehouse lines, equipment loans and leases, and other commercial loans. Its loan portfolio includes loans to finance the purchase or refinancing of CRE for investors (non-owner occupied) or owner-occupants. Its CRE loans are secured by owner-occupied non-farm nonresidential properties. The Company's construction and land development loans include single family and multi-family apartment projects, industrial/warehouse properties, office buildings, retail centers, medical facilities and residential lot developments. The Company's consumer loans include home equity loans and lines of credit, home improvement loans and personal lines of credit, and loans to individuals for investment purposes. As of December 31, 2016, the Company's loan portfolio totaled $13.21 billion.

Investment Activities

The Company's investment securities are classified as available-for-sale securities. Its investment securities portfolio includes collateralized debt obligations, commercial mortgage-backed securities (MBS) issued by government-sponsored enterprises (GSEs), corporate debt securities, CRA investments, municipal obligations, mutual funds, preferred stock, private label commercial mortgage-backed security (MBS), private label residential MBS, residential MBS issued by government-Sponsored Enterprises (GSEs), trust preferred securities, the United States Government sponsored agency securities and the United States treasury securities. As of December 31, 2016, the Company's investment securities portfolio totaled $2.70 billion.

Sources of Funds

The Company offers a range of deposit products, including checking accounts, savings accounts, money market accounts and other types of deposit accounts, such as fixed-rate and fixed maturity certificates of deposit. As of December 31, 2016, the Company's total deposits were approximately $14.55 billion. In addition to its deposit base, the Company has access to other sources of funding, including Federal Home Loan Bank (FHLB) and Federal Reserve Bank (FRB) advances, repurchase agreements and unsecured lines of credit with other financial institutions.
